Mall Closure Timeline

Despite confusion about the mall’s redevelopment timeline, Urban Renaissance Group, the mall’s managing owner, has expressed an intention to close the mall permanently sometime in 2026, at which time, all tenants will be given 90 days to relocate.

Many people and groups have expressed interest in renting at Lloyd Center, eager to be part of this economic and cultural hub. Yet after reaching out to mall management, they've heard nothing in response. Meanwhile, what could be a continued flourishing of distinctive, home-grown storefronts and community spaces, instead sits half-empty, creating a false sense of abandonment.

The official Master Plan for the mall’s redevelopment has been submitted.

The Master Plan for Lloyd Center's redevelopment was submitted by Urban Renaissance Group in early November 2025 to the city planning offices.

The planning offices will review the 100+ page planning document to determine whether to recommend it to the Design Commission for formal review (hint: it most likely will be as they helped inform its development).

Once it is recommended to the Design Commission, they will publish a notice for a public hearing date. This will be a critical opportunity to show up and make your voice and feelings heard about the planned demolition of Lloyd Center. Stay tuned for this date – possibly in the early part of 2026. 

Design Commission review process

In total, the review process by the Design Commission could go swiftly—as in take a few months—or it could take longer and involve more back and forth between the city and mall owners (and the public if we are noisy enough).

It’s important to know that the mall owners (KKR/Urban Renaissance Group) have already completed a year-long “design advice” process with the city offices in 2023 to inform the “Conceptual Site Plan” currently viewable on Urban Renaissance Group’s website UrbanRenGroup.com.

Given this context, the city is likely to approve the proposed master plan as long as all the land use and zoning requirements are met -- that is, unless we as a community become very vocal about our dissatisfaction with their plan to completely demolish the mall!

If the city "blesses" the current plan, the mall owners will get free rein on the phasing of their redevelopment, including what parts of the mall will come down first. They will have a timeline of 10 years to complete the redevelopment - and no more Lloyd Center.

There WILL be opportunities for public comment including write-in testimony and a public hearing for you to voice your feelings about what is happening with Lloyd Center. This public feedback will help inform the agenda for the Design Commission’s review process. Save Lloyd will keep you posted about dates and opportunities to make your voices heard.
